Common questions about block management and sales

What does a block management company actually do?

We handle the day-to-day running of your building on behalf of the freeholder or residents' company. That covers service charges, maintenance, insurance, health and safety and contractor management.

How much does your block management service cost?

Our fee is agreed in advance and shown clearly in the budget we prepare for your block. It depends on the size, condition and needs of the building, so we quote after a site visit, not from a standard price list.

Can you take over from our current managing agent?

Yes. We handle the handover with your existing agent, collect the records and accounts, and write to leaseholders to explain what changes and when. Most transfers complete within four to six weeks.

What is included in my service charge?

It covers the shared costs of running the building: maintenance, cleaning, communal utilities, insurance, repairs and our management fee. Your budget shows each item, and you can query any line with us directly.

How do I report a repair or maintenance problem?

Call or email our office with the details and we will log it. For emergencies such as leaks or failed lifts, we have an out-of-hours line so you can reach someone straight away, not a voicemail.

Do you help with selling flats, not just managing them?

Yes. Alongside block management we handle sales of flats and houses, including leasehold properties. We can also prepare the management pack a buyer's solicitor needs when a sale is agreed.

How we work

Managing and selling homes with clear, plain answers

Stapleton Portfolio is operated by Stapleton Hall Property Management Ltd. We look after residential blocks and sell homes, mainly in and around London. Most of our work comes from blocks that were unhappy with their previous agent.

We keep things simple. You get a named contact, a clear budget and a written record of what we do with your money. Service charge accounts are presented so leaseholders can see where every pound goes.

We carry out regular site inspections and report back to the directors or freeholder. Repairs are logged, tendered where needed and checked on completion. You should not have to chase us to find out what is happening.

If you are selling, we market the property, arrange viewings and handle offers through to completion. For leasehold sales we prepare the management pack promptly, which keeps the buyer's solicitor moving.

We are a small team. That means you speak to the person dealing with your block, not a call centre. If something is urgent, someone answers.
